Property Management Service

Our Property Management Service

Once you have entrusted a Professionals agent to manage your property, you will be exclusively authorising that agency to act on your behalf. We will then appoint experienced rental managers, who will be responsible for the day to day management of your rental and tenancy.

Over the last few years, rental management has undergone a significant transformation, from simply a rent collection service, to a dynamic investment management and service system.

This changing scene has brought about the need to appropriately manage new legislation and the consequences to ensure fairness for both owners and tenants alike. This includes, in some regions, the Strata Titles Act, Residential Tenancies Act and deregulation of fees charged.

Your rental manager/s will act as guardian/s of your rental and will provide a range of ‘personalised’ services that all include:

  • Rental appraisal
  • Professionally screening and selecting tenants
  • Providing a detailed explanation of the owners/tenants rights and obligations
  • Receiving rents and issue receipts
  • Arranging for repairs and maintenance
  • Paying of accounts such as water services and council rates
  • Processing any insurance claims that may arise
  • Exercising the owners/tenants rights to terminate leases and tenancies
  • Reletting the rental at the end of each tenancy in the event of a vacancy
  • Preparing and checking the rentals’s inventory
  • Doing all such lawful things as may be directed by the owner in writing from time to time
  • Professionally and accurately reporting on the condition of the property at the inception, during and end of each tenancy

We specialise in Property Management on the Mountain, Canungra, Clagiraba, Guanaba, Wongawallan, and achieve great results in all surrounding suburbs.

PROPERTY MANAGEMENT WITH PROFESSIONALS

In recent years there’s been a surge in property investment throughout Australia.

Demand exists for rental properties and the opportunities for good returns and continued strength in residential and commercial property prices in the medium to long term is healthy.

But managing a property is a large task.

Marketing property, selecting tenants, understanding the obligations and rights of landlord and tenants, managing applications, negotiating rent, signing of leases, managing rental payments, routine inspections, arranging repairs and maintenance, payment of rates, managing the end of tenancies and reletting to minimise vacancy time.

Recent changes to the tenancy legislation in many states and territories has increased the responsibility of landlords and the complexity of managing a property. Some landlords who directly manage their properties can struggle to leverage the property’s maximum profit potential because they lack the time, expertise or experience to handle these needs in the appropriate way.
